The three projects total 262,000 sq ft of industrial and logistics space and are all targeting high quality ESG credentials including BREEAM ‘Excellent’ and EPC ‘A’ ratings.
Construction on each asset is scheduled to commence this month with delivery being targeted by the second half of 2026.
The schemes include Spark in Walsall, which is a six-acre site worth £25m. Detailed planning consent was secured in September 2025 for 101,000 sq ft across three units.
Henry Boot has also purchased Aptus in Preston, the second phase of which was transferred to the JV in December. The £22m scheme totals 107,000 sq ft across three units.

And the third scheme is Ark in Markham Vale. In October 2025, the three acre site — worth £6m — secured a resolution to grant planning permission for a 54,000 sq ft unit.
The assets have been secured for the JV — called Origin — via HBD, Henry Boot’s property investment and development arm.
